Review: CABIN CLAUSE by Frankie Fyre

I've read a lot of sapphic books over the years, from a variety of authors. From older authors who no longer write to newer authors just getting their start. I love reading sapphic books, but I especially love reading sapphic books by new authors. Not new as in fresh, but new-to-me. So finally, finally getting to read a book by Frankie Fyre was amazing!

If you're looking for a short read with a sweet romance and steamy (or would that be frozen?) scenes, I recommend giving this book a chance. It's a relatively easy read, going down nice and smooth like the most delicious cup of hot chocolate. Take care and happy reading!

Title: Cabin Clause

Publication Date: December 8, 2025

She bought a cabin. She didn’t plan on the woman who came with it.

K-9 officer Kezia Langston emptied her savings to buy a cabin on Mistletoe Mountain. The same one her family rented every Christmas. She fought hard in the bidding war to win the property. But when Kez shows up, she discovers her ex from a decade ago…with her own set of keys in hand. The last time Kez saw Charlotte, she was marrying someone else.

Charlotte Harrington, a renowned traveling boudoir photographer, has spent years capturing beauty around the world. She’s now ready to transform the perfect cabin into a luxury Bed & Boudoir retreat. But when she locks eyes with Kezia Langston, the gorgeous police officer who looks at her like she wants to ruin her all over again, sparks ignite as she claims to own it too. Charlotte sure as hell isn’t giving up the cabin. It doesn’t help that every argument ends with them standing too close, breathing a little too hard. looks at her like she wants to ruin her all over again

A conflicting clause in each contract means neither has grounds to force the other out.

Between stolen glances, a corgi puppy with a sock fetish, and dark nights that leave them with nothing but each other, second chance flames threaten to reignite.

As snow falls on Mistletoe Mountain, old secrets surface and Kez and Charlotte must decide if this cabin—and the love they left behind—is worth fighting for one more time.

This second chance sapphic holiday romance features only one bed, a chaotic corgi, delicious sexual tension, and a happily ever after.

I think I'm about two minutes from frostbite.

This was more than I had expected from it. I had expected a simple novella, something cutesy to distract me for a while. I did not expect the depth these characters showed or how much I could feel the tension and history between them. If her other books read anything like this one, Frankie Fyre has me. I am a complete and utter goner.

The romance was fantastic. It was a bit more limited because of the length of this book, but Frankie Fyre tried to make those limited moments count. And I, for one, think it worked spectacularly. The history between these two, which is shown in the prologue, feels so vivid and real. Their tension and the way they act around each other shows that they knew each other so well in the past. But the fumbles, that shows how long it has been since they last interacted. It adds a great dynamic to the romance and made the relationship feel real.

The spice is excellent. I am thrilled to say that Frankie Fyre taught a Writing Academy class about sex and honestly, I think it shows in the pages why she was asked to do so. She wrote amazing sex, but also everything that led up to it and took place after. The tension between them that deepened with every photo, with every second they spent in that cabin. The reasons why they found each other sexy. It all added up to one perfection concoction.

After this novella, I am definitely eager to give Frankie's other stories a go. I'm especially interested in The Honeymoon Mix-Up! I love a good fake dating trope. Probably more than I love second chance stories because there is a lot more fumbling typically happening in those books.

About the Author:

Frankie Fyre (she/her) is a lesbian romance author and avid Sapphic reader. She writes contemporary romance and is beyond excited for her upcoming series Sapphire Isle.

In the beginning of her storytelling journey years ago, she realized that writing HEA romance without sassy women and smoking hot, kinky sex scenes just didn’t quite feel right. So, instead of avoiding it, she slowly mustered the courage to put herself and her words out in the world and wholeheartedly embraced the fyre. 😉 She’s a sucker for strong unique characters in her favorite tropes – fake marriage, enemies-to-lovers, friends-to-lovers, and ice queen billionaires.

When she’s not writing strong, sassy women in her kissing books, she’s reading about them. And when she’s not reading about strong, sassy women in kissing books, she’s kissing her strong, sassy, beautiful lady.

Feel free to join her newsletter and follow her on social media. Frankie loves attending conferences and hearing from readers!
